Foundations are the part of your home you will never see, and yet everything rests on them, quite literally. They transfer the weight of the structure, partitions, floors and everything you add later down into the ground. A project that is well thought out above ground but poorly founded eventually cracks, settles or leans. What foundations are for
The role of a foundation is simple to state: to spread the building's loads across an area of ground capable of supporting them without deforming. The difficulty is that not all soils are equal. Rocky ground bears a great deal; clay or backfilled soil bears poorly and shifts with moisture. It is this bearing capacity of the soil, combined with the weight of your project, that determines the right type of foundation. You do not pick a foundation from a catalogue: you size it.
The main types of foundations
Shallow foundations
These are the most common for a house or villa when sound soil is found at shallow depth. There are several forms:
- Isolated footings: reinforced concrete pads placed beneath each column. Suited to column-and-beam frame structures, which are common in Morocco.
- Strip footings: continuous bands of concrete poured beneath load-bearing walls. They spread the load along a line rather than at a single point.
- Raft foundation: a thick reinforced concrete slab covering the building's entire footprint. It is used when the soil is weak or uneven, because the raft floats the house across a large area and limits differential settlement.
Deep foundations
When the bearing soil is too deep or the load is very high, you go down to find strength lower in the ground with piles or caissons. These elements pass through the poor layers to anchor into stable ground. It is a more technical and more expensive solution, justified by the site or by a substantial building, such as certain large high-end villas or private residential buildings.
How the choice is made
Three factors weigh in the decision: the nature of the soil, the load to be carried, and the topography of the site. The only reliable way to know your soil is the geotechnical study, which measures its bearing capacity and reveals the presence of water, swelling clay or backfill. Foundations represent a variable share of the structural works, generally modest on good soil and considerably heavier on a difficult site. The ranges depend on your case, but a few benchmarks:
- Footings on bearing soil remain the most economical option.
- A raft costs more in concrete and steel, but is often still cheaper than remedial work after cracks appear.
- Piles are the highest cost item, reserved for the cases that require them.

Saving on foundations is the worst calculation in a construction project. The repair, when it is possible at all, then costs several times the initial saving and disrupts the whole house.
