Payment Schedule for a Construction Project: How Does It Work?

Building a house or villa is one of the largest investments of a lifetime. One question comes up consistently with our clients in Agadir: how and when do you pay the construction company? The answer lies in one central document, the payment schedule. When properly designed, it protects the client as much as the company and keeps the project moving with no nasty surprises. Here is how it works in practice on a private project in Morocco.

What is a payment schedule?

The payment schedule is the timeline that breaks the total cost of the project into several instalments. Each instalment is tied to a specific stage of progress, known as a milestone. You do not pay a large sum upfront, nor the full amount at the end: you pay as the work progresses and as the various elements are genuinely completed.

This principle of staged payment is the norm in private construction. It turns an intimidating sum into clear, verifiable milestones, and gives everyone visibility on the money committed relative to the work accomplished.

The typical milestones of a private project

The exact breakdown varies with the size and complexity of the project, but a common structure for a villa or house in Agadir looks like this:

  • Signing and start-up: an initial payment on signing the contract gets the project under way, covers the first material orders and mobilises the teams. It usually represents a measured share of the total, not half.
  • Completion of the structural works: foundations, structure, load-bearing walls and slabs finished. This is often the largest instalment, since the shell concentrates a large share of the materials and labour.
  • Completion of the second fix: electrical, plumbing, partitions, plaster, joinery and finishes installed. The house becomes broadly habitable.
  • Handover of the works: a final balance is paid once the project is delivered, the finishes inspected and any snags cleared. Keeping a share for the end is essential: it is your leverage for securing a flawless finish.

To better place these stages within the flow of a project, see our guide to the stages of building a villa and our comparison of structural works, second fix and finishes.

Why staged payment protects both parties

The payment schedule is not just an administrative convenience: it is a mechanism of balance.

For you, the client, it ensures the money follows the work. You only settle an instalment after confirming the corresponding progress. If a problem arises, your financial exposure stays limited to the stage under way rather than the entire project.

For the company, it provides steady cash flow to buy materials and pay the teams at the right time, without having to front considerable sums. A well-funded project moves faster and more smoothly. It is precisely this balance that makes it possible to keep to deadlines.

What to check in your contract

Before signing, take the time to read the schedule in detail. A few points deserve your full attention:

  • The trigger for each instalment: a payment should be tied to a concrete, verifiable milestone (completion of the structural works, for example), not merely to a date.
  • The amount of the first payment: a reasonable start-up deposit is healthy. Be wary of a very high payment demand before the first stroke of work.
  • The end-of-project retention: make sure a sufficient share remains due at handover, to guarantee that snags are cleared.
  • Consistency with the detailed quote: each instalment should correspond to a clearly priced item of work, with no grey areas.
  • The conditions for changes: how a variation or an unforeseen event affects the schedule should be set out in black and white.

The rigour of a payment schedule says a great deal about the company itself. It is one of the criteria we explore in our guide to choosing a construction company in Agadir. To estimate your budget upfront, you can also use our cost simulator.
