- Villa (one or two upper levels, refined finishes, sometimes a pool or basement): roughly 12 to 18 months.
- High-end villa (large floor areas, premium materials, bespoke fittings): 18 to 24 months, or more.
- Small private apartment building (a few floors): 14 to 24 months depending on the number of storeys and the technical trades involved.
On top of this comes the upstream administrative phase: design work with the architect and securing the building permit, which often takes several months. It is best to factor this into your overall schedule from the very start.
The phase-by-phase sequence

Preparation and foundations
Earthworks, setting out and foundations generally take 1 to 2 months for a villa. On a sloping plot or with a demanding geotechnical study, allow for more.
Structural works
This is the most visible phase: structure, slabs, load-bearing walls, roof. It often represents 3 to 6 months for a villa. It is also the stage that determines everything that follows, which is why a cleanly executed shell matters so much (see structural works, second fix and finishes).
Second fix
Partitions, electrical, plumbing, joinery, screed: 3 to 5 months depending on complexity. Many trades work here, sometimes in parallel, which calls for tight coordination.
Finishes
Tiling, painting, sanitaryware, kitchen, facade, outdoor landscaping: 2 to 4 months. Finishes are the stage where timelines slip the most, because this is where the client's choices often arrive late.
What really pushes a schedule out
In Morocco as elsewhere, delays rarely come from a single cause. The most common ones:
- The weather. Agadir has a mild climate, but a rainy spell can interrupt earthworks, concrete pouring or the waterproofing of the roof terrace.
- Supply. A specific material ordered late (imported tiling, bespoke joinery, kitchen equipment) can hold up an entire phase.
- Finishes and late decisions. Every choice the client puts off pushes the rest back. Approving colours, surfaces and fittings early saves weeks.
- Coordination of the trades. When the mason, electrician, plumber and tiler are out of sync, the site waits. This is the most underestimated cause of delay.
- Financing. A late payment freezes orders and labour.
